When the right time has come for you to decide in buying your home or property, considering what you can afford, I have outlined the process you need to accomplish in order to have a smooth way of owning it in Davao City

1. Sign a "Call Slip" or "Client Registration Slip"
-A Call Slip is a form filled out by prospects to request for booking/schedule. Contact me or your Agent  to have you filled this out and schedule you for a Free Site Viewing. For prospects abroad, your trustee/representative can sign this to represent you for Site Viewing. 

Note: There is no obligation for you to pay the Reservation Fee.


2. Site Viewing / Tripping
- It is the first thing and very important to do. For anyone wanting to buy a property, it is necessary to know how convenient the location is - whether they are near to stores, schools, public transportation, pharmacy, markets, fire and police station. Security of the place comes in consideration before buying your real estate property. Middle Class and High End Subdivisions have security guards to protect their residents and properties. During site viewing, you will come to see how the houses are designed. If you were on a lookout for a stylish way, this is the right time for yourself to find out whether the style suits your taste.

3. Decide Or Not to Decide
- After site viewing, you will of course have a free will to decide whether or not you want to reserve the unit. If you have decided to really buy one, then you will be given Buyer's Information Sheet and Reservation Form at the Developer's Office with your Reservation Fee which will be deducted to the unit's Total Contract Price. Some Developers do require processing fee.
You will then be asked to comply the following requirements:

For Local Employees:
- Birth Certificate / Marriage Contract
- 4pcs Latest 1X1 pictures with signature at the back (husband and wife if applicable)
- Proof of Mailing Address ( Light, water, telephone bills)
- Cert of Employment & Compensation (4copies)
- Latest 1 month payslip
- Valid ID (SSS ID, PRC license,  TIN card) (3copies)
- Latest Income Tax Return w/ W2 (1 orig & 2 Photocopies)
- Proof of Pag-ibig Membership (if you prefer Pag-ibig Financing)
- Cedula
- Post Dated Checks for the Balance

For OFW:
- Special Power of Attorney for your representative. (Developer will send you a copy thru email to affix your signature)
- Latest Contract Or cert. of Employment sealed authenticated by Phi Consulate
- Passport & Visa
- Birth Certificate / Marriage Contract
- 2 Valid ID's
- 4pcs Latest 1X1 pictures with signature at the back (husband and wife if applicable)
- Proof of Pag-ibig Membership (if you prefer Pag-ibig Financing)
- Post Dated Checks for the Balance

For Sea-based Employee:
- Special Power of Attorney for your representative (Developer will send it to you thru email for you to affix your signature)
- Birth Certificate / Marriage Contract
- Latest Crew Contract
- Proof of Remittance or Allotment Slips Or Latest Certified Payslip
- Passport (3 photocopies front and back)- 4pcs Latest 1X1 pictures with signature at the back 
- 2 Valid ID's 
- Post Dated Checks for the Balance

For Self - Employed:
- Birth Certificate / Marriage Contract
- Business Permit & DTI
- Financial Statement with ITR
- 2 Valid ID's
- Proof of Pag-ibig Membership (if you prefer Pag-ibig Financing)
- Cedula


I can assist you with regards to complying requirements.  More details shall be discussed to you or to your trustee/representative. All sorts of questions regarding guidelines, specs, monthly amortization, or any questions you may have in mind will be fully discussed.

4. You're Done!
- Congratulations! you have reserved your ADDRESS at your chosen subdivision. I will make sure you have been supplied with the correct and detailed information you need for owning your DREAM HOUSE. :-)
